Full-Service Listing vs. Flat-Fee MLS in Florida: What You Actually Get

Flat-fee, discount, and traditional listings compared, so you can pick the right fit.

Three ways to list a Florida property

1. Flat-fee MLS

You pay a small upfront fee to get your property on the MLS. It’s the cheapest option, but you typically handle pricing, showings, offers, negotiation, and the path to closing yourself. Great for experienced sellers; stressful for most.

2. Traditional full service

An agent handles everything, and the commission averages about 2.64% of the sale price in Florida (Clever Real Estate, August 2026).

3. Full service at 1.69%

Our listing sits in between on price and matches traditional service where it counts: pricing with a free CMA, marketing, MLS exposure, every negotiation, and managing every step from contract to close. The one job you keep is the one only you can do: letting buyers in. You approve showings in the ShowingTime app and host any open houses, and we announce them.

Side by side

  • Who sets the price? Flat-fee: you. Full service and 1.69%: your agent, with a CMA.
  • Who negotiates offers? Flat-fee: usually you. Full service and 1.69%: your agent.
  • Who attends showings? Traditional: often the agent. 1.69%: you control access through ShowingTime.
  • When do you pay? Flat-fee: upfront. Full service and 1.69%: only at closing.

Which one fits you?

If you’ve sold before, have time, and are comfortable negotiating, flat-fee can work. If you want a professional managing price, offers, inspections, the appraisal, and closing, full service is worth it, and at 1.69% you keep about $3,800 more on a $400,000 sale than at the Florida average. Buyer’s agent compensation is separate from any listing fee and is your call. Here’s how that works now.

Common questions

Is a flat-fee MLS listing the same as for sale by owner?

Close. You’re on the MLS, so agents and portals see your property, but you usually handle pricing, offers, and negotiation yourself, much like FSBO.

Why not just list with the cheapest option?

Price is only part of the cost. A mispriced listing or a weak negotiation can cost more than the commission you saved. Full service at 1.69% keeps a professional on both.

Can I cancel if it isn’t working?

Yes. Our 6-month Exclusive Right to Sell can be cancelled anytime. The only fee covers what we paid for: $0, $200, $75, or $275.
