Having us on your side costs you nothing as a buyer. When the builder pays our commission, part of it comes back to you at closing.
Based on a minimum 3.00% commission paid by the builder. If less is offered, your rebate is reduced proportionately. Builder cooperation is required, so contact us before you visit any community and we’ll confirm your rebate up front.
See the full rebate terms
Based on a minimum 3.00% commission paid to us by the builder, developer, or listing broker, which is common in new construction communities. If the commission offered is less than 3.00%, your rebate is reduced proportionately (for example, at 2.50% it is about one-sixth smaller). Estimate only. New builds only. Paid only if the deal closes. Looking at a new property likely to sell for under $195,000? Call us at (407) 357-0357 and we’ll work out your rebate with you.
Builder cooperation is required. Some builders don’t allow buyer rebates, and some require us at your very first visit, which isn’t always possible. We work to secure a commission in every situation we can, because it’s good for you and good for us. Contact us before you visit any community or home site. We’ll confirm the builder’s commission terms and your projected rebate, and if no rebate is available, we’ll tell you before your visit.
How your rebate is paid. If you’re financing, lenders require buyer rebates to be applied to your closing costs, and most don’t allow any amount beyond those closing costs to go to you. If your rebate is larger than your closing costs, the difference can’t be paid out. We follow lender and title rules exactly, and we can’t make exceptions at closing or outside of it. If you’re paying cash, your full rebate is credited to your purchase, reducing the funds you need to bring to closing. Either way, your rebate is spelled out on the Commission Disbursement Authorization our brokerage sends to the title company before closing.
Same terms for everyone. Rebate amounts are set by us and applied the same way for every client, so they can’t be negotiated individually.
Subject to change. Rebate amounts and terms are accurate as of publication but may change, so we’ll confirm the latest details when you first contact us.
- 1Call us before you visit. Most builders require your agent at the very first visit. We confirm the builder’s terms and your rebate up front.
- 2We register you and come along. Contract review, upgrades, lot premiums, inspections, and the walk-through: we’re on your side for all of it.
- 3Your rebate shows up at closing. It’s written into the Commission Disbursement Authorization we send to the title company.
- 4A shelter gets $100. From our profit, sent to the animal shelter closest to your new property.

Buy an existing property with us and get a rebate credited to you at closing. Working with us never costs you anything as a buyer.
Based on a minimum 2.50% buyer’s-agent commission paid to us. A lower commission adjusts your rebate proportionately. Available in Orange, Osceola, and Seminole counties and parts of Lake and Volusia, and elsewhere with self-guided showings. See the full terms below.

- Full rebate when our commission is 2.50% or more. A lower commission doesn’t cancel your rebate. It’s simply adjusted proportionately (for example, at 2.00% a $1,250 rebate becomes $1,000). Paid only if your purchase closes.
- Where resale rebates are available, for now: Orange, Osceola, and Seminole counties, and parts of Lake and Volusia. Anywhere else in Florida, you can still get one when you don’t need one of our agents with you at showings: we request showing access from the listing agent on your behalf, and you tour the property on your own. That access is up to the listing agent and isn’t always granted, so we’ll let you know before you plan a visit.
- How your rebate is paid. If you’re financing, lenders require buyer rebates to be applied to your closing costs, and most don’t allow any amount beyond those costs to go to you. If you’re paying cash, your rebate reduces the funds you bring to closing. Either way, it’s spelled out on the Commission Disbursement Authorization we send to the title company before closing.
- Contact us before you tour so we can confirm the commission and your rebate up front. Looking at a property under $150,000? Call us at (407) 357-0357.

Savings compare our 1.69% listing fee with Florida’s average listing-agent commission of 2.64%, from Clever Real Estate’s August 2026 survey of 61 Florida agents (listwithclever.com). Actual commissions vary by agent and area. Listing side only: buyer’s agent compensation is separate and up to you, and closing costs aren’t included. Challenging properties may require a higher commission.
The fine print, in plain English
Read all 9 terms
- 1.69% of the final sale price. That’s our whole listing fee, and it’s due only if your property sells and closes.
- Already have good photos? Actually good ones (MLS-ready, as approved by us)? Skip our photographer and we’ll credit you $200 at closing.
- Don’t want a sign? We’ll credit you $75 at closing.
- Free CMA, before you sign. Your CMA (comparative market analysis) is included free of charge, before you sign the Exclusive Right to Sell agreement. Your starting list price must line up with it: after we review and discuss it together, we don’t accept listings at an unrealistic asking price.
- Challenging properties. Most properties list at 1.69%, but a few challenging properties may need a higher listing commission. Examples include, but aren’t limited to, properties previously listed with long days on market, limited showing access, properties in rough condition that need extra TLC, clouded sale situations, foreclosures, and short sales. If that applies, we’ll tell you up front, before you sign.
- 6-month Exclusive Right to Sell agreement, cancel anytime. If you cancel before the 6 months are up, the only fee covers what we paid for: $0 if you skipped our photos and sign, $200 if we provided photos, $75 if we provided a sign, or $275 for both. If the full 6 months pass and your property hasn’t sold (it happens, and we hate it too), you can extend the agreement, or simply let it end and owe us $0, even if we provided photos and a sign.
- 90-day protection period. If your agreement ends or is canceled and, within 90 days, your property sells to a prospect who was in contact with us or another agent about it while it was listed, our 1.69% is still due. This doesn’t apply if you’ve relisted with another broker and sell through them. Exact terms are in your listing agreement.
- Buyer’s agent compensation is separate, and your call. Your 1.69% doesn’t include the buyer’s agent. Offering them compensation is optional and negotiable (it usually runs 2.00% to 3.00%), but most offers ask for it, and countering with none can cost you the deal. It isn’t posted on the MLS, and we’ll walk you through it before you list and again when offers come in.
- You run the showings. We don’t attend showings or host open houses. You host any open houses, and we announce them. You approve showing requests in the ShowingTime app and control access to your property, and a combination lockbox is yours free on request. We coordinate inspections, the appraisal, and closing.
Your 1.69% of the final sale price is due only if your property sells and closes (or as set out in the 90-day protection period), and covers our listing services only; any buyer’s agent compensation is separate and up to you. All terms, including any cancellation fee and the protection period, are confirmed in writing in your listing agreement before you sign.

Quick answers
Are buyer rebates legal in Florida?
Yes. Florida allows a brokerage to share part of its commission with its buyer, as long as the rebate is disclosed and documented in the transaction. Ours is written into the Commission Disbursement Authorization sent to the title company.
How much is the Silver Dog Rebates buyer rebate?
About $5,100 on a $400,000 new build (based on a 3.00% builder-paid commission) and $1,250 on a $400,000 resale (based on a 2.50% buyer’s-agent commission). Lower commissions adjust the rebate proportionately.
Can I get the rebate in cash?
If you’re financing, lenders require the rebate to be applied to closing costs, and most don’t allow any overage to go to you. If you’re paying cash, the full rebate reduces the funds you bring to closing.
What does it cost to sell with you?
1.69% of the final sale price, paid only at closing, with nothing upfront. That’s full service: a free CMA, MLS and portal exposure, photos, negotiation, and closing. Buyer’s agent compensation is separate and your call.
Do I have to sign up to see your rebates?
No. There are no mandatory sign-ups and no “give us all your info” before you see anything, and we don’t hound you after you visit.
What is the shelter pledge?
$100 of our profit from every closed transaction goes to the animal shelter closest to the property, in honor of Pepper, our Broker’s silver Shar Pei rescue.
Who is behind Silver Dog Rebates?
Silver Dog Rebates is a program of a licensed Florida real estate brokerage (license details are in the footer of every page). Every transaction is handled by real, licensed Florida agents.
Every closing helps a shelter.
Silver Dog Rebates is named for Pepper, our Broker’s silver Shar Pei rescue, who runs the office (and most of the snacks). So $100 of our profit from every closed transaction goes to the animal shelter closest to the property. Buy, sell, or build: local shelter animals win too.
