Buyer Rebates on Florida Condos, Townhomes, Land, and Multifamily Properties

Rebates aren’t just for single-family homes. How they work on every property type.

Silver Dog Rebates guide · Updated October 2026 · 3 min read

Yes, every property type qualifies

A buyer rebate is part of the commission paid to your agent’s brokerage, credited back to you at closing. That commission is paid the same way whether you’re buying a single-family home, a condo, a townhome, a vacant lot, or a 2–4 unit multifamily property. So the rebate works the same way too.

  • New construction: about $5,100 back on a $400,000 property, based on a 3.00% builder-paid commission. See the new construction calculator.
  • Resale: $1,250 back on a $400,000 property, based on a 2.50% buyer’s-agent commission. See the resale calculator.
  • If the commission we receive is lower, your rebate is adjusted proportionately, not cancelled.

Condos

Condos are often the most affordable way into a Florida neighborhood, and a rebate can make them even more affordable. A few things to check before you make an offer:

  • Association documents. Read the budget, reserves, rules, and recent meeting minutes. Florida gives condo buyers a review period after receiving the documents, so use it.
  • Inspections and reserves. Florida now requires milestone structural inspections and reserve studies for many condo buildings. Ask whether they’re done, and whether any special assessments are planned.
  • Financing. Some lenders and loan programs only lend in buildings that meet their approval requirements. Talk to your lender about the specific building early.
  • Pet rules. Size, breed, and number limits are common. Pepper would want you to check.

Townhomes

Townhomes usually come with an HOA rather than a condo association, and you typically own the land under your unit. Review the HOA fees, what they cover (roof, exterior, landscaping), any rental restrictions, and the pet rules. New townhome communities are common around Orlando, so the new construction rebate often applies. Contact us before your first visit to the builder.

Land and vacant lots

Buying a lot to build on, or for the future? Rebates apply to land too.

  • Check zoning, utilities, and access (water, sewer or septic, power, and road access) before you’re under contract.
  • Ask about flood zones, wetlands, and surveys. They affect what you can build and what insurance will cost.
  • Land loans work differently. Many land purchases are made with cash or with larger down payments. Paying cash? Your full rebate reduces the funds you bring to closing.

Multifamily properties (2–4 units)

Duplexes, triplexes, and fourplexes qualify for a rebate, whether you plan to live in one unit or rent them all. Ask for current leases, rent rolls, and security deposit records, and confirm what the seller is transferring at closing. Your lender will apply its own rules for owner-occupied and investment properties, including how the rebate is applied.

How you receive the rebate

For every property type, the rebate is written into the Commission Disbursement Authorization sent to the title company and shows up as a credit on your settlement statement. If you’re financing, lenders require the rebate to go toward closing costs, and most don’t allow any overage to go to you. If you’re paying cash, the full rebate reduces the funds you bring to closing. More on lender rules.

Contact us before you tour a property or visit a builder, and we’ll confirm your rebate up front. No mandatory sign-ups, and no one hounding you after. Call or text (407) 357-0357, or send us a message. And with every closing, $100 of our profit goes to the animal shelter closest to the property.

Common questions

Is the rebate smaller on a condo or townhome?

No. The rebate is based on the purchase price and the commission we receive, not the property type. A $400,000 condo and a $400,000 single-family home get the same rebate.

Can I get a rebate if I pay cash for land?

Yes. When you pay cash, the full rebate reduces the funds you bring to closing.

Do investment properties qualify?

Yes. Multifamily and other investment properties qualify. Your lender’s rules decide how the rebate is applied if you’re financing.
